Do I have any chance of selling my house for its appraised value in this market?

I live on the northside in San Antonio, TX, and own a 2-bedroom townhome appraised at ~$135k. I'd be willing to sell for as little as $125k. Do you think I have any chance of selling? I am so nervous to put it on the market.
